Zones & Overlays

The Bass Coast Planning Scheme guides and regulates how land can be used, developed and protected. You can view the Bass Coast Planning Scheme at the website of the Department of Planning and Community Development.

Every piece of land in Victoria is affected by a planning control called a Zone.

Zones generally indicate the type of use and development which may be appropriate on a parcel of land or in a location. A good example is the residential Zones where the majority of buildings would be houses.

Some areas in Bass Coast also have Planning Overlays. A Planning Overlay will generally reflect a particular characteristic of an area, for instance if an area is prone to flooding, or there particular design requirements for buildings and overlay will guide development. Overlays help protect, enhance or shape an area in line with our community's preference.
