Bass Coast Planning Scheme

The Bass Coast Planning Scheme is a legal document that sets the objectives of planning in our Shire. It provides direction about how land should be used, developed, protected or conserved.

The Municipal Strategic Statement (MSS) can be found at Clause 21 and Clause 22 in the Bass Coast Planning Scheme.  The MSS provides policy direction specific to Bass Coast. The link above directs you to the Department of Planning and Community Development's page for Bass Coast.  The MSS can be found under "20 Local Planning Policy Framework".

All land in Bass Coast is divided into different zones to control how the land is used. Zones can include controls over development such as subdivision lot size, setbacks from roads, dam capacity and outbuilding dimensions. 

The Planning Scheme also includes planning controls known as overlays. An overlay provides special conditions relating to development in that area. Overlays help protect, enhance or develop an area in line with local community concerns or environmental conditions.  A parcel of land will only have one zone, but may be subject to a number of overlays.  Download a brief summary of overlays within Bass Coast (PDF 139kb).
