Owner/Builders' Obligations
An Owner/Builder is someone who wishes to carry out building works, either by themselves or by engaging tradespeople to do the work, rather than employing a registered builder or supervisor.
What do I need to do as an owner builder?
Know your obligations. If you are considering undertaking 'domestic building works' then you need to be aware as an owner/builder you have certain obligations to meet. These are defined by the Building Act 1993 and the Building Regulations 2006. As an owner/builder, you must obtain a "Certificate of Consent" from the Building Practitioners Board in order to obtain a building permit, or to carry out domestic building work valued over $12,000. Certain tradespeople must be registered with the Building Practitioners Board, such as carpenters, bricklayers, concreters, bathroom renovators, cabinet makers and kitchen contractors, re-stumpers, roof tilers and re-roofers. Contracts must be entered into and must comply with current laws (Domestic Building Contracts Act 1996).
